Once you sign your tenancy contract, the setup process follows a specific order: Ejari registration first, followed by DEWA (Water/Electricity), and then your Home Internet.
01. Ejari (Tenancy Registration)
Ejari is the mandatory system that registers your rental contract with the Dubai Land Department. You cannot open a DEWA account or get a residency visa for your family without it.
02. DEWA (Water & Electricity)
The Dubai Electricity and Water Authority (DEWA) is the sole provider for most of the city. Activation is usually digital and linked automatically once your Ejari is processed.
03. Chiller & District Cooling
Air conditioning (AC) is a major expense. Check if your building is "Chiller Free" (AC included in DEWA) or uses a District Cooling provider like Empower or Emicool.
The landlord pays the AC consumption. You only pay for the electricity to run the indoor fan. Highly desirable for budgeting.
You pay a separate monthly bill for "Demand" and "Consumption" to a company like Empower. Can add AED 500-1,500/mo to your costs.
04. Home Internet & TV
There are two main providers: Du and Etisalat (e&). They operate as a duopoly, and your building may only be serviced by one of them.
